These are consolidated appeals from a decision of the Superior Court (Cann, J.) approving the recommendation of a Master (Robert A. Carignan, Esq.) that a variance granted by the Gil-ford Zoning Board of Adjustment to the defendant Robert Gagne, as Trustee of Robert Gagne Realty Trust No. 4, be affirmed.
*128Because we conclude that the zoning board and the trial court erred in their application of the “unnecessary hardship” standard in this case, we reverse.
