In an action, inter alia, for specific performance of a contract for the sale of real property and a business, the plaintiff appeals from an order and judgment (one paper) of the Supreme Court, Suffolk County (Un*370derwood, J.), entered May 16, 1991, which, upon denying the plaintiff’s motion for summary judgment and granting the defendants’ cross motion for summary judgment, dismissed the complaint and severed the defendants’ counterclaims.

Ordered that the order and judgment is affirmed, without costs or disbursements.
