This is an action to recover rent alleged to be due under the terms of a written lease. Judgment passed for defendants and plaintiff appeals.

The facts are these: Plaintiff owned a lot in the city of Brawley upon which stood a one-story building then occupied by plaintiff and to which it was about to add a second story. Defendants, husband and wife, desired to rent the ground floor upon the completion of the contemplated improvement.
