On November 7, 1921, plaintiffs leased to defendant a certain storeroom in the City of Portland for a term of eight years, to commence on March 1, 1922, at an agreed rental which defendant contracted to pay of $225 per month, payable each month in advance. Pursuant thereto defendant went into possession of the leased premises and paid the rent thereon until March 1, 1926.
