In 1976 plaintiffs Maurice and Katherine Rocque owned and operated a dairy farm in St. Albans, Vermont. The farm had been in the Rocque family for over thirty years, and throughout that entire period had been insured against fire under a policy procured for the plaintiffs by the defendant, Nye Insurance Agency, and held by a second defendant, Cooperative Fire Insurance Association of Vermont. The third defendant, Federal Land Bank Association, held a mortgage on the farm.
