This was an action to cancel a mineral deed and to quiet title. Judgment went for the defendant, Home Royalty Association, Inc., and plaintiffs have appealed.

Other parties were joined as defendants but have not appealed, *52and their interest, if any, is of no present concern. The action was tried by the court upon stipulated facts, the pertinent portion thereof being in substance as follows:
