Thrower, a real-estate agent, brought a suit against Miss Clara Martin to recover $150, alleged to be due as commissions for obtaining a customer ready, willing, and able to purchase and pay for' a certain house and lot which the plaintiff claimed had, by the owner, been placed in his hands for sale at a stipulated price. The plaintiff’s petition as amended alleged that the defendant had authorized him to sell the .lot in question for $3,500 net, and that he found a purchase*, one John W. Alexander, who was ready to purchase the same, and who was willing and able to *785pay that sum for it, but…
