MEMORANDUM OPINION

TERRENCE L. MICHAEL, Bankruptcy Judge.

THIS MATTER was submitted to the Court on stipulated facts and briefs. At issue is whether certain liens held by St. John Medical Center (“St. John’s”), Ortho-paedic Surgery Centers (“OSC”) and James Slater, M.D. (“Slater”) may be avoided by Patrick J. Malloy III (“Mal-loy”), the trustee in this Chapter 7 bankruptcy case. For the reasons set forth herein, the Court concludes that the liens are subject to avoidance.
