This case arises out of an order of the Circuit Court for Wicomico County granting summary judgment in favor of appellee, the John B. Parsons Foundation (“the Foundation”), against appellant, John B. Parsons Home, LLC (“JBPH”). This appeal requires us to determine the rightful beneficiary of a trust executed by Francis C. Baker in 1964 (“the Baker Trust”).
