This is an appeal from an order entering summary judgment in favor of plaintiff/appel-lee. For the reasons set forth below, we affirm.

Plaintiff/appellee, Gail M. Cunningham, initiated the suit underlying this appeal by filing a complaint for mortgage foreclosure on July 9, 1996. Among other things, the complaint alleges that defendants/appellants, Joseph E. McWilliams and Kimberly A.
