JAMES, Chief Justice.

— Appellants were the plaintiffs in an action of trespass to try title against Mrs. Allie D. Clardy and F. Desloge. Plaintiffs alleged possession in themselves of a certain tract of 53% peres of land, which remained of a larger tract of 150 acres described in a deed from Pedro Aguirre and wife to Zeno B. Clardy and P. Desloge, less parts thereof previously conveyed by Aguirre and wife and three acres in a certain locality.
