OPINION

PRESLAR, Justice.

Appellees George Hirsch and his wife, Maria Del Refugio Hirsch brought this suit in trespass to try title against Appel*290lants and the City of El Paso, the property in dispute being the west 25 feet of a city lot. Appellant, Charles R. Carter Investment Corporation filed a cross-action in trespass to try title. On findings of the jury favorable to Appellees, the trial Court rendered judgment. The City of El Paso has not appealed. The judgment of the trial Court is reversed and rendered.
