This is an application bj’ defendants to open a final decree which has been entered against them in this court. No material facts are in dispute.

*37January 5th, 1922, a written contract was entered into wherein complainants, who are husband and wife, agreed to sell and convey to defendants, and defendants agreed to buy for a specified price certain real estate owned by the complainant Clara.
