The defendant Joseph Blackmon appeals a summary judgment for the plaintiffs Alma Griffin Brazil and Rebecca Evans. We affirm.1

In September 2002, the plaintiffs sued Blackmon to quiet title to land owned by the plaintiffs' father, John Griffin ("the elder John"), when he died intestate in 1966.
