This appeal arises out of an action for private nuisance per acci-dens brought by James L. Pierson, Kathy L. Pierson, Lincoln M. Haire, and Donna B. Haire (hereinafter collectively referred to as “plaintiff’) against the Cumberland County Civic Center Commission (hereinafter referred to as “defendant”) concerning its operation of the Cumberland County Crown Coliseum, also known as the Cumberland County Coliseum Complex, (hereinafter referred to as “the Coliseum”).
