OPINION

FENDER, Chief Justice.

This is an appeal from the granting of a summary judgment and an attorneys’ fee award for plaintiffs/appellees, Leroy Bur-sey, Marianna Thomas, Burwell Thompson, J.T. Luther and Earl Wilson, Jr. The trial court found that defendants/appellants, Arthur and Margaret Rosas, breached a settlement agreement between themselves and appellees. The trial court also found that certain deed restrictions involving the Rosas’ property are valid and enforceable.
