OPINION

LATTIMORE, Justice.

Appellants (“Landowners”) appeal from an order granting summary judgment in favor of Tarrant County Water Control and Improvement District Number One (“Water District”).

We affirm.

This is a suit for damages to land encumbered by flowage easements owned by the Water District. The flowage easements permit the Water District to occasionally flood the Landowners’ property without incurring liability.
