Prior to March 1, 1946, Yetta Levin was the owner of the apartment building containing 6 apartments. The building was in need of repairs and she, not being willing or able to make the necessary expenditures to repair or remodel the building, entered into a preliminary agreement with plaintiffs for its sale to them.
