On September 8, 1953, the plaintiffs leased the premises located at 8330 W. Colfax Avenue, Lakewood, Colorado, with parking accommodations, to the defendant for a term of five years with privilege to extend annually for five additional years, for a total rental of $8,860.00, payable monthly at the rate of $125.00 for the first six months, and $150.00 monthly thereafter.
