Plaintiff appeals from a Law Division judgment affirming the denial of plaintiffs use variance application by the Hamilton *555Township Zoning Board of Adjustment (the board).1
Plaintiffs unimproved lot of 52,000 square feet is located in an R-10 zone at the northwest corner of Sloan Avenue and Quaker-bridge Road in Hamilton Township.
