It is impossible to read the agreement between the plaintiff and defendant in connection with the agreements of the plaintiff with the property owner without reaching the conclusion that the plaintiff cor*290poration endeavored to practice law in contravention of public policy and also the prohibition of section 280 of the Penal Law in force at the time the contracts were made.
