OPINION

CONNOR, Justice.

This appeal questions the superior court’s disposition of summary judgment motions made by both defendants and plaintiffs in the course of litigating a dispute arising out of a land sale transaction.

Facts

Lot 27, owned by the Schachles, is an unsubdivided rectangular lot just under five acres in area.1 The Schachles occupy a residence approximately midway back on the western half of the lot.
