Lelia M. McCargo, plaintiff-appellee, brought this action against the defendant-appellant, Alma V. Steele, individually and as executrix of the estate of Charles F. Steele, deceased, seeking specific performance of a contract between Mrs. McCargo and Charles F. Steele under which Mrs. McCargo maintained she was entitled to an undivided one-fourth interest in the real and personal property which the deceased owned at the time of his death located in Nevada County, Arkansas, including certain mineral leases and royalties.
