This is a suit for specific performance.

Complainants allege that they are the owners of certain real estate known as No. 138 Lake Drive, Mountain Lakes, New Jersey, which are more particularly described in the bill of complaint by metes and bounds; that on September 11th, 1943, they entered into a written agreement with the defendant to convey said premises to him for $12,500, of which amount he paid $625 upon the signing of the contract and agreed to pay the further sum of $1,875 upon the delivery of the deed and to execute a purchase-money mortgage for the balance; that the tender of the…
