Appellants, including Carlos Gutierrez, were sued in the 49th District Court of Webb County by Appellee, People’s Management of Texas I, Ltd. (People’s). The underlying suit involved several claims asserted by People’s concerning two contiguous tracts of land, totaling approximately 20 acres. The Appellants pleaded several counterclaims and defended with adverse possession and for the value of improvements to the property.
