On this appeal from a Superior Court order, Irene Roberts argues primarily that she has been denied just compensation for her property taken by the Worcester Redevelopment Authority (WRA) by reason of the rate of interest ap*455plied to her jury award. The rate of interest in contention is that set forth in the second paragraph of G. L. c. 79, § 37, as inserted by St. 1993, c. 110, § 137, which reads as follows:

“Interest required to be paid under [c. 79] shall be at an annual rate equal to the coupon issue yield equivalent, as determined by the United States Secretary of the Treasury, of the…
