We grant appellant’s motion for rehearing in part, overrule it in part, withdraw our opinion of October 3, 2006, and issue this opinion on rehearing.

In this action on a commercial lease, the parties dispute whether the lease requires costs that certain repairs to a parking garage be paid by the property’s owner, 7979 Airport Garage, L.L.C. (“7979”), or the lessee, Dollar Rent A Car Systems, Inc. n/k/a DTG Operations (“Dollar”).
