THIEME, Judge.

Appellant, Citibank Federal Savings Bank (“Citibank”), appeals from an order of the Circuit Court for Montgomery County denying its exceptions to a sheriffs sale. 1 In its exceptions, Citibank requested that the court set aside the sale or, in the alternative, find that Citibank is the holder of a partial superior lien to appellee, New Plan Realty Trust (“New Plan”), by virtue of the doctrine of equitable subrogation.
