MANION, Circuit Judge.

Wheaton Oaks Office Partners (“WOOP”), is a Chapter 11 debtor-in-possession of certain commercial real estate located in Whea-ton, Illinois (the “properties”). Firstar Du-Page Bank (“Firstar”) holds a recorded first mortgage and assignment of rents on the properties. The issue before us concerns the relative rights of the parties, following bankruptcy, to the rents generated from those properties. Long before WOOP filed for reorganization under Chapter 11, the properties in question had been the subject of a protracted foreclosure action brought by Firstar in Illinois…
