Before us is a motion filed on August 24, 1989, by B.A. Mortgage & International Realty Corporation (hereinafter “BA”), the only secured creditor of the Debtor, a joint venture partnership which owns a four-building office complex located in Boca Ra-ton, Florida, seeking to transfer the venue of this case to the Southern District of Florida (hereinafter “SDFLA”), the locus of the Debtor’s realty.
