DECISION AND ORDER ON MOTION TO TRANSFER VENUE

TINA L. BROZMAN, Bankruptcy Judge.

Federal National Mortgage Association (FNMA) moves to transfer venue of the case of Garden Manor Associates, L.P., (Garden Manor) the debtor, to the United States Bankruptcy Court for the District of Arizona. FNMA contends that the requirements for proper venue as set forth in 28 U.S.C. § 1408 have not been met or, alternatively, if venue is proper, the case should be transferred pursuant to 28 U.S.C. § 1412 in the interest of justice or for the convenience of the parties.
