A tenant of a store property, wishing to obtain a renewal of his lease, was approached by a friend who, eager to procure for himself a lease of the adjoining store, offered, for their mutual advantage, to negotiate with the common owner of the two properties in order to accomplish both of the desired objects. The tenant, with faith in his friend, and at the latter’s request, refrained from negotiating a renewal of his lease.
