HALLEY, Chief Justice.

The parties will be referred to as they appeared in the trial court.

Plaintiff’s petition alleged he was a licensed real estate broker; that defendant orally employed him to secure discounts on mortgages covering defendant’s farm in Logan County, Oklahoma; and as a direct result of plaintiff’s services, the mortgage holders agreed to release their mortgages for discounted sums thereby effecting a $3,-400 savings for defendant.
