The plaintiff leased to the defendant space in an office building in New York City for a term of two years and five months beginning December 1, 1929, and ending April 30, 1932. The lease fixed the rent at $275 a month and contained a provision that the defendant should also pay for electric current and lamps furnished by the plaintiff.
