The defendant is the owner of the Trumbull shopping park, one of the largest shopping complexes in Connecticut. On March 18, 1964, Progress Realty Corporation entered into a written lease with the defendant for rental space in the shopping center for the operation of an Italian *246restaurant. The lease was for fifteen years with a five-year option to renew. In 1966, the plaintiff purchased the stock of the Progress Realty Corporation.
