— The motion for judgment on the pleadings filed by defendant, Redevelopment Authority of the City of New Castle, is now before the court for determination.

The rule regarding judgment on the pleadings is well settled. A motion for judgment on the pleadings, like preliminary objections, is the equivalent of the old statutory demurrer and admits all facts which are well pleaded, but not the pleader’s conclusions or averments of law: Smith v.
