Appellee filed a bill in the circuit court of Boone county against appellants, setting forth that he was the owner and in possession of certain real estate located in the town of Belvidere; that he acquired title thereto by warranty deed on February 20, 1912, and that on said date he, with his wife joining him, executed, acknowledged and delivered to his father, one James P.
