Introduction

Nowack & Associates, Inc. (Nowack) appeals from a judgment of the Alameda County Superior Court in favor of Santa Clara Land Title Company (Santa Clara) following entry of summary judgment on Santa Clara’s complaint to quiet title to certain property owned by it in Alameda County and against Nowack’s cross-complaint seeking enforcement of a judgment of foreclosure of its mechanic’s lien.
