WERLEIN, Justice.

This suit was brought by appellants for specific performance of a contract for the sale of certain real estate. The contract was signed by Morris Kagan and Israel Rudy as buyers, and by Elizabeth Moody, a feme sole, individually and as attorney in fact and trustee for Laura Beth Moody, a feme sole, as sellers. The chain of title • into the appellants as buyers was, according *517to the findings of fact of the trial court, as follows:

“(a) Quit-claim from Elizabeth Moody to Laura Beth Moody, dated February 1, 1950;
