O’NIELL, Chief Justice.

This is a suit to have a contract of lease adjudged terminated by the death of the lessor, who had only the life usufruct of the property. The plaintiffs are the owners' of the property. They are the six sons and daughters and a grandson, the latter representing a deceased son, of R. J. Nelson, deceased. The plaintiffs acquired title to the leased property, which is a store building in the city of Monroe, as a legacy from their uncle, James L. Nelson.
