The plaintiff was the owner of certain premises located on Mill Hill Avenue in Bridge port. The defendant, a practicing surgeon in Bridgeport, desired to purchase the plaintiff’s property provided it could be zoned for use for medical offices.

The plaintiff was approached by Angelo Memoli, a real estate dealer in Bridgeport who had been previously contacted by the defendant, with regard to selling her property to the defendant.
