This suit was instituted in a district court of Dallas county, in form of trespass to try title to two tracts of land situated in Dallas county and containing, respectively, 40 and 159 3/4 acres. The case was tried to the court, mainly upon an agreed stipulation as to the material facts, and such facts are undisputed in this case. The plaintiffs in the suit are children of Charles Harris, deceased, being respectively, R. S. Harris, residing in Harris county, Tex.; W. G. Harris, residing in Bexar county, Tex.; Mrs. Leila H.
