According to the stipulation of facts, the parties entered into a contract for the sale of certain real estate in the town of Salem. Under the terms of the contract the defendant seller agreed to convey the property by a good and sufficient warranty deed. The plaintiff buyers agreed to furnish to their mortgagee a certificate of title certifying that the title to the property was free and clear of all encumbrances.
