Martin, J.:

The defendant was agent for the 23-25 Beaver Street Corporation, owner of premises 23-25 Beaver street, borough of Manhattan, New York city. The plaintiff alleges that he performed work on that building and furnished materials in the performance thereof, *484of the reasonable value of $11,169.23, of which defendant paid $9,000, leaving a balance of $2,169.23, which plaintiff seeks to recover.

The defendant denies that the reasonable value of the work was $11,169.23, and pleads, among other defenses, accord and satisfaction.
