This action was brought by the defendant in error to quiet his title to a lot in Stillwater, Okla. Judgment was rendered for the plaintiff on the pleadings, from which the defendants appeal. The principal controversy involved in this suit is the construction to be given to the following deed :
‘'Warranty Deed.
“Know All Men by These Presents, That Sarah Smart, a widow, of the county of Payne, state of Okla., party of the first part, in consideration of the sum of one dollar in hand paid, the receipt of which is hereby acknowledged, does hereby grant, bargain, sell and convey unto William Smart…
