Justice MOORE:

We granted a writ of certiorari to review the Court of Appeals’ unpublished opinion affirming summary judgment in this action for specific performance. We affirm.

FACTS

Respondent Edisto Island Historical Preservation Society .(Buyer) is a nonprofit organization that operates a museum located on Edisto Island. Buyer entered into a contract for the purchase of land adjacent to the museum for $27,000.
