OPINION

REEVES, Justice.

This is an appeal from a judgment awarding a lessor past due rentals plus the present value of future rentals for the unexpired term of a lease.

An agreed statement of facts reveals that on November 16, 1979, a lease was entered into between appellee and Glas-scock Wine Outlets, Inc. The lease provided, “payment of all rents or other sums due hereunder by Lessee [Glasscock Wine Outlets, Inc.] to Lessor [appellee] is unconditionally guaranteed by LETA J. GLAS-SCOCK, individually, hereinafter called Guarantor,” and was signed by Leta Glas-scock.
