MEMORANDUM OPINION AND ORDER

HANEN, District Judge.

This appeal concerns the validity of an original contractor’s mechanic’s lien to secure a debt for labor and material furnished in connection with renovations of existing improvements on a residential homestead. Debtors in a Chapter 13 bankruptcy case filed an adversary proceeding in the United States Bankruptcy Court for the Southern District of Texas seeking to avoid the lien.
