The plaintiffs, Nipmuc Properties, LLC (Nipmuc), and Summitwood Development, LLC (Summitwood), appeal from the summary judgment rendered by the trial court in favor of the defendant city of Meriden in their action to quiet title to a fifty-two acre parcel of land 1 owned by the defendant, in which Nipmuc asserts a leasehold interest. 2 On appeal, the plaintiffs claim that the trial court improperly applied the doctrine of res judicata to bar their action.
