Chapter 53 of the Property Code permits a construction subcontractor to claim a hen on funds retained by the owner if the subcontractor “(1) sends the notices required by this chapter in the time and manner required; and (2) files an affidavit claiming a hen not later than the 30th day after the work is completed.” Tex.
